If you’re in Pierrefonds, there’s a real chance your floors have seen water. Roughly 800 homes flooded here in the spring of 2017; in 2019, after temporary dykes went in ahead of the melt, only about 60 did. Hardwood remembers either way — but a floor that took on water isn’t automatically one you have to replace.
Pierrefonds-Roxboro sits low along the Rivière des Prairies, and it knows spring flooding. In 2017, before the barriers went up, water reached roughly 800 homes; in 2019 the borough built temporary dykes ahead of the melt and the damage dropped to about 60. Years after either flood, we still get called to floors that lived through the water.
Water does specific things to hardwood, and most of them are fixable. Boards cup — the edges lift and the middle sinks — as they swell and then dry unevenly. Finishes cloud or lift. Sometimes a run of boards near a doorway or an exterior wall is gone entirely. None of that means the whole floor is lost. Where the wood dried without rotting, sanding flattens the cupping and a refinish brings it back. Where boards are truly gone, we pull and replace just those and blend the new wood into the old before refinishing the whole surface as one — so the repair disappears instead of leaving a patch.
This is floor-repair work as much as refinishing, and it’s the strongest thing we do. We’ll assess honestly, save what can be saved, and only replace what has to go.
Not every flooded floor comes back, and pretending otherwise helps no one. If boards cupped and then dried permanently crowned, if the subfloor swelled, or if there’s blackening that means rot or mould underneath, sanding is the wrong call — you’d be refinishing a floor that’s failing from below. The tells are usually in how it feels: spongy spots, boards that move, a musty smell after rain. In those cases we recommend removing the affected area, checking what’s under it, and starting clean — because a beautiful finish over rotten wood is just an expensive way to hide a problem.

Often, yes. If the wood dried out without rotting, sanding flattens the cupping and a refinish brings the floor back — cupping is usually a surface-and-shape problem, not a structural one. We’ll check for soft spots and moisture first; if the boards dried sound, they’re very often refinishable.
Yes — that’s a big part of the work here. We pull and replace only the boards that are gone, weave the new wood into the existing floor, and then sand and refinish the whole surface as one so the repair blends in instead of leaving an obvious patch.
