Kirkland built out later than most of the West Island — a lot of it through the 1980s and 90s — so the floors we find here are different. More of them are factory pre-finished, and that changes how the job goes.
A good share of Kirkland’s homes went up in the 1980s and 90s, newer than the postwar towns around it. Newer construction more often means factory pre-finished hardwood — flooring that arrived already sealed with a tough, baked-on aluminium-oxide coating, rather than sanded and finished on site.
That coating is why Kirkland is a genuinely different job from, say, Beaconsfield’s original oak. Aluminium-oxide is hard on purpose, and it takes an extra, more aggressive first pass to cut through it and reach clean wood before refinishing can even begin. It’s not a problem — our sanding & varnishing process handles it routinely — but it’s more work than a floor that was only ever site-finished, and an honest quote reflects that.
The upside: under the coating is usually good hardwood that refinishes cleanly once it’s opened up. And because Kirkland is minutes from the shop, getting out to see what you actually have is quick.
Here’s the honest catch with newer floors. Some pre-finished flooring is engineered — a thin layer of real wood over plywood or fibreboard — and that top layer is often too thin to survive a sanding. From above, a pre-finished solid floor and a pre-finished engineered floor can look identical. We check the board edges and thickness before we quote, and if yours is engineered, we’ll tell you straight rather than sand through it. Solid pre-finished hardwood, we can absolutely bring back.

If they’re solid, yes. The factory aluminium-oxide coating just needs an extra, harder first sanding pass to cut through before refinishing — we do it routinely. If the floor is engineered, with only a thin wear layer, it usually can’t be sanded; we’ll check and tell you which you have.
Yes — Kirkland is minutes from our shop in Dollard-des-Ormeaux, so it’s an easy same-week visit with no travel surcharge, along with the rest of the West Island, Laval, the North Shore and Vaudreuil-Soulanges.
Often it’s the factory coating. Cutting through a baked-on aluminium-oxide finish takes an extra, more aggressive sanding pass than an old site-finished floor needs, so there’s more labour and abrasive in the job.
