What affects the cost of refinishing your floors

We don’t post prices, because no two floors quote the same — a tired but sound oak floor is a different job from one with water damage and a staircase. Here’s what actually moves a hardwood quote up or down, so there are no surprises when we walk your home.

What we’re starting with

Square footageThe biggest single factor is simply how much floor there is. Sanding and finishing are measured by the area we cover, so one room and a whole main floor are very different jobs — though a larger area is usually more efficient per square foot than a small one.
Condition of the floorA floor that just needs freshening up sands faster than one that’s deeply scratched, stained or covered in an old paint-on finish. Factory pre-finished floors with an aluminium-oxide coating take an extra sanding step. The rougher the starting point, the more passes it takes to reach clean, even wood.
How many times it’s been sandedA solid strip floor can be sanded 10 to 12 times over its life. If yours has already been refinished a few times, there’s less wood left to work with, which changes how aggressively we can sand and sometimes what finish we’d recommend.
Board repairsCupped, water-damaged or worn-through boards usually need to be repaired or replaced and blended in before we refinish. How many boards, and how hard they are to match, adds to the work — and if a floor is too far gone, we’ll tell you before you commit.

The finish you choose

Colour and coating

Stain vs. a clear finishA clear finish shows off the natural wood and goes straight to varnish. A custom stain adds a colouring step and extra dry time before the coats go on, so a stained floor is more work than a clear one. Not sure which suits your home? Which Finitec finishWe use eco-friendly, Quebec-made Finitec finishes, and they’re not all the same — sheens and durability ratings differ, and the tougher, longer-lasting options cost more to supply. Which one fits your home and foot traffic is part of the quote.

The extras

Everything around the floor

StaircasesStairs are hand-work — each tread sanded and finished individually, with risers and stringers often veneered and needing a lighter touch. A staircase is quoted on top of the floor area.
Moving furnitureAn empty room is quicker to work in than one we have to clear and protect. If you can move furniture out ahead of time, that’s less on the quote; if you’d rather we handle it, that’s factored in.
Access and parkingGround-floor rooms with easy access are simpler than an upper-floor condo or a home with nowhere nearby to park the equipment. It rarely makes a big difference, but it’s part of the picture.
